the following steps that will be customized for you and your home:

Discuss the big picture including:

  •   Why you want to sell

  •   Your goals, timeline and expectations

  •   Your plans after selling 
     

Discuss the state of your local market including:

  •   The current market in your neighborhood

  •   The supply of inventory and days on market

  •   The active (competition) listings, properties under contract
    and those that have recently sold

  •   A suggested list price for your home 

 

Discuss how to position your home for sale/listing including:

  •   If improvements/repairs and staging are needed

  •   Recommend necessary vendors and set appointments for estimates

  •   Coordinate and time all vendor work based on listing schedule

 

Prepare your home for marketing by:

  •   Customize a marketing plan and timeline

  •   Hire a professional photographer 

  •   Prepare property brochures

  •   Expose your listing on my social media, company websites

  •   Create email marketing

  •   List the property online in the Multiple Listing Service and         syndicate on hundreds of other search sites

  •   Host broker caravan and public open houses

  •   Manage and schedule your property showings

  •   Expose your property to prospective buyers

  •   Expose your property to all the local agents in Southern California

 

While your home is on the market:

  •   Show and sell the features of your home

  •   Follow up with buyers agents

  •   Summarize showings and open house feedback for you

  •   Ensure your home is ready to show

 

Receiving offers and negotiations:

  •   Summarize and explain all offers for you

  •   Make sure the buyers are well qualified financially

  •   Prepare counter offers with your terms

  •   Assist you in choosing the strongest and best offer

 

Upon accepting an offer and opening escrow:

  •   Open escrow and make sure the buyer's earnest money is   deposited

  •   Coordinate inspections and order applicable reports

  •   Deliver disclosures to the buyer's agent

  •   Meet buyer's appraiser (if applicable) and provide strong
    comparable sales

  •   Work in conjunction with the buyer's agent and lender (if    applicable)

  •   Facilitate the escrow and ensure all the contingency
    removals and all timelines are on schedule for closing

 

Closing escrow:

  •   Assist you with moving resources

  •   Remind you to cancel/transfer services and utilities

  •   Provide final documentation 

  •   Be available if questions arise 

  •   Hopefully work together again!
