Service to the Buyer while searching for a new home:

  • Assist you in getting pre-approved with recommended
    lenders or other reputable lenders

  • Keep all aspects of the transaction confidential

  • Diligently search for properties meeting your criteria

  • Keep you updated every day about new listings that come
    onto the market

  • Make appointments and set up viewings for properties
    of interest     

Service to the Buyer during the negotiation of an offer:

  • Assist you in obtaining financial documentation needed for
    the offer submission

  • Provide a comparative market analysis showing comparable properties currently on the market, in escrow and recently
    sold to assist you in determining your offer price

  • Thoroughly explain the various contracts for the offer

  • Present and explain all counteroffers to you

  • Keep you informed of the negotiation

 

Service to the Buyer during Escrow:

  • Keep you informed of the progress of the transaction

  • Interact with Escrow regarding the sales and contract details

  • Monitor the process for timely completion of all contingencies including, but not limited to, inspections and loan contingencies

  • Contact listing agent to arrange for inspection appointments

  • Make sure you obtain all disclosure documents and inspections per seller’s contractual obligation

  • Provide thorough explanations of documents

  • Attend all inspections during your due diligence period

  • Assist you in preparing the Request for Repairs form if applicable

  • Assist you in negotiating the responses to the physical inspection reports and completing the necessary paperwork

  • Provide to Seller the document, Notice To Seller to Perform,
    if necessary

  • Monitor progress of your insurance policy

  • Anticipate and assist in resolving any problems or issues associated with the sale of the property

  • Assist in coordinating closing logistics including final escrow appointments, final walk through for verification of the property condition and moving arrangements

  • Monitor your deposit of funds and signing of all final documents

  • Inform you of the funding of your loan and recording of
    the title transfer

  • Provide the keys of your new home to you and follow up
    on final documentation
