ADU or "Granny Flat"
An ADU ( Accessory Dwelling Unit) also known as a “Granny Flat” is basically a second structure on a residential lot
in addition to the main house. Homeowners are building additional units in their backyard or converting their existing garage into a living space. These dwelling units have been getting a lot of attention due to the city and state’s “drastically relaxed the restrictions and rules on these ADUs”. This automatically created huge interests
among homeowners to add or convert their garage or guest house into a living space.
With the increasing demand for ADU, many sellers and investors have been converting their back unit to a ready ADU before putting it on the market. Besides increasing the property’s value, home owners collect rental income

Some of the recent changes on the ADU guidelines:
• parking - main house parking no longer needs to be covered
• increase in maximum permitted size
• more types of ADUs allowed
• some utility fees are being waived
