California Assistance Programs

As of February 14, 2025, California and Los Angeles offer several assistance programs to support first-time and repeat homebuyers. These programs aim to make homeownership more accessible by providing financial aid for down payments, closing costs, and other expenses.

CA Statewide Programs
1. California Dream For All Shared Appreciation Loan – offers up to 20% of the purchase price, and the homeowner pays back the original loan amount plus 20% of any appreciation in the value of the home.
2. Golden State Finance Authority ( GSFA) Platinum Program – offers assistance of up to 5.5% of the first mortgage loan amount
3. CalHFA MyHome Assistance Program – offers first-time homebuyers a deferred-payment, up to 3/5% of purchase price. Repayment is deferred until the home is sold, refinanced, or paid off.
Los Angeles County Programs
1. Los Angeles County Affordable Homeownership Program ( AHOP) offers low & moderate income families the chance to own a home. The assistance is offered as a secondary mortgage with deferred payments until the sale, transfer, or refinancing
2. Low Income Purchase Assistance Program ( LIPA) – helps first-time, low-income homebuyers purchase homes by providing subordinate loans to cover down payments, closing costs, and acquisition costs.
